Trebor Developments and Hillwood have acquired 8 acres of commercial development land from Ipswich Borough Council at Eastern Gateway, Ipswich.
Prior to acquiring the site, Trebor secured detailed planning consent in 2022 for a five unit industrial and logistics scheme, ranging in size from 12,905 to 52,250 sq ft. The units will be built speculatively, with Magrock Ltd having been selected as Main Contractor, and will start on site in July 2023 targeting practical completion in Q2 2024. When finished, the scheme is expected to create approximately 350 jobs for Ipswich and the surrounding area.
The scheme is being marketed as “Access @ Eastern Gateway, Ipswich” and will complement the existing units already developed on site for Amazon and La Doria.
Greg Dalton, Development Director for Trebor commented:
“Ipswich is a key industrial and logistics hub in the east of England and we’re delighted to have worked closely with Ipswich Borough Council to secure this latest site acquisition. We look forward to investing in much needed new industrial product for this area, delivering all five units on speculative basis. It’s another example of how our considered and strategic approach to planning and construction can release prime development land.”.
Councillor Neil MacDonald, Ipswich Borough Council Leader, says:
“Eastern Gateway is a prime area of developable land and, by taking on this site, Ipswich Borough Council has unlocked the potential of this land. We have been successful in our aims to stimulate investment, encourage job creation, and bolster the local economy, and this sale is another great outcome for Ipswich”.
Lambert Smith Hampton and Savills acted on behalf of Ipswich Borough Council on the transaction. Both have been retained as marketing agents for Trebor.
